Canebiers-Villette Résidences forms part of the new Canebiers-Villette eco-district in the heart of Cagnes-sur-Mer, on the French Riviera. Developed by Bouygues Immobilier and designed with architect Jean-Michel Wilmotte, the project extends the existing town centre through a new mixed-use neighbourhood combining housing, services, retail, culture and landscaped public spaces.

The wider eco-district covers approximately seven hectares and introduces 485 homes alongside offices, local shops and restaurants, a cultural facility and public parking. Its urban design prioritises pedestrian movement, soft mobility and access to nature, with the nearby Parc des Canebiers and the renaturalised La Cagne forming key elements of the neighbourhood.

The residential programme includes apartments ranging from two to four rooms, with selected rooftop residences designed in a villa-style format. Current homes are marketed with private outdoor space, while the broader district incorporates extensive landscaping, pedestrian streets and biodiversity-focused public areas.

Environmental performance is central to the development. The eco-district incorporates low-carbon concrete, geothermal district heating, photovoltaic installations, extensive planted areas and green roofs. The project is targeting BiodiverCity® Ready certification and forms part of the wider ÉcoQuartier approach promoted by the City of Cagnes-sur-Mer.

With the city centre within walking distance and the project positioned close to schools, shops, markets, public facilities and the Parc des Canebiers, Canebiers-Villette is designed around a short-distance urban lifestyle rather than a conventional car-oriented residential development.
